We came across a new construction house out in Thornton that had a layout that we thought would work well. The houses themselves were really nice - so nice, in fact, that we probably would have considered moving in there if we didn't already have our house! Here is the master bedroom we saw there:

So, we basically spent the weekend trying to figure out our layout. Here is what we did:

In order to make either of these layouts work, we had to push into our existing bedroom space about four feet. That leaves the bedroom width at about 12'6", not bad but definitely smaller than 16'! But LOOK at that bathroom and closet!

Either plan would be BIG jobs. We're talking moving walls, plumbing, electrical, the whole she-bang. There is no way in hell that we could pay a contractor to do all the work, so we would basically be doing everything but the plumbing and electrical ourselves. That is fine, it would just take a lot longer, for sure! The only BIG problem with both of these plans is that they involve significant plumbing changes which are a) expensive and b) sometimes a big problem/undoable because you have to go through the joists.
So, we might not go with either plan. We decided to have a coworker's architect wife come and do a consultation, and eventually draw up a good plan for us. We are definitely looking forward to having an expert opinion!



You are smart not to move septic plumbing. Remember that windows and mirrors make a room feel bigger too. What about putting the tub in the current closet, back to back with the shower? You even have a window there already!
ReplyDeleteMoving the drain on the tub would be more of a problem because we would have to go through multiple joists to get it over there. Same issue with our previous grandiose plans ... just too much!
ReplyDeleteI kinda am thinking to forego the tub and just do a really nice shower with a seat. Not sure Ariane will be down with that though ...
